Reply: But guarantee on bath was for 30 years, much longer than what Kajima guarantee.  Please have Kajima confirm in writing that the guarantee lasts 30 years for this patch

24/06: In absence of written confirmation from Kaldewei (for which we have been waiting over 4 months), we now want the bath replaced.  The repair is visible, and clearly will not last very long.

Oct 08: Please advise what the specification is.  Will balcony withstand multiple persons leaning heavily on it or bumping it hard?  Will it still do so in 30 years time?  Must insist on this assurance in writing.

 

12/11: Doesn’t help that Kajima or Building Control or NHBC say it is fine.  Please supply specific information about what load the balcony is designed to meet.  Or the name of an engineer knowledgeable in the design and available to explain these things.  We are not going to accept that this balcony is strong enough without understanding the science – it’s available, so please share it.

24/6: In the absence of engineering information, we have no alternative but to incur the cost of an independent survey,  which is now being commissioned.  Will revert with findings

“Kajima have checked this and can confirm that it meets the design specification and will not be taking any further action” –

Kajima report that the design & construction of the balcony has been overseen & signed off by building control & the NHBC who had the calculations & the guarantee is as the contract.  Completed

20.11.06 – we are not obliged to supply you with the specific information about the loads to balcony etc.  If you require further information/confirmation then we suggest that you contact an independent surveyor as stated above the property has been signed off by NHBC and Building Control

Temperature controls inoperative or set wrong in all but one bathroom – safety hazard

As at 12/11/07, problem remains.  Plumbers have (again) not met schedule.

22/11 Not completed.  Problem demonstrated to Sarah Richardson., that controls are calibrated from 20 to 45, and clearly designed for total travel of under 360° - yet they travel about 1.5 revolutions.  Thus can say temperature is 20 degrees C when in fact it is at maximum, well past the 38 degree safety cutoff. She accepts is a safety hazard – still needs to be fixed urgently before tenants move in.

We are still not happy with this.  WHY USE CONTROLS WITH NUMBERS IF THESE MEAN NOTHING?

24/6: This still  requires attention from a competent engineer.   We are contacting Borma the manufacturer for more data.

Also, the 38 degree safety cut-off on at least one shower (2F rear) is still not set correctly, to the vertical.

Can we get more than 2 beepers (e.g. 4)?

 

Garage opener is feeble – opens only from right outside door (2-3 m away). Possibly battery flat -what is the specified operating distance? 

Having looked at similar products on the internet no others have a range as low as 2m - they all work from at least 10 usually 20. There was some discussion between you and Kajima about the positioning of the sensor – can you look into this?  It’s ridiculous that we have to get out of the car to open the door – might as well have a manual door.  Clearly a defect.

22/11 agreed that will drop remotes off on 30/11 so they can be fixed while we are there

6/ 12 Vince of Kajima says that Rundum Muir coming next week to text all fobs – we need to be told when

21/12 Please confirm whether Rundum Muir did come and make any repairs.  Sensors now work from about 12 feet with window down.  This  is still well short of the 10-20 metres specified, i.e. still defective.  Sensor appears to need repositioning.  What else could it be?

24/6: Fit is now worse than ever after other work in this bathroom.  At bottom end of the door seal, it is evident the seal has been installed outside rather than inside a related seal, thus forcing the vertical seal out of line by about 1cm.  Hence door now won’t close anywhere near properly.  Seals need fixing.  Probably not Lockie Glass job (yet, at least until seal is properly placed)

Door stop for rear house (corridor) door is wrongly located so door doesn’t open fully and the stop will bend the metal skirting on door.  Stop should be higher and much further out (but needs to protect light above).

Why a trip hazard?? This is non-sensical.  (See placing of stop on inside door, for example of why this is plainly wrong.) And still damaging door skirting due to wrong location.

 

22/11 showed Sarah the problem. Door stop will be moved to avoid damage to door and light

24/6: Only sensible arrangement given weight of door would be two stops, one at top and one at bottom.  This would protect both the light and the door properly.

Unable to move – if brought forward would become a trip hazard so no further action on this

 

20.11.06 – please forget comments about trip hazard – Kajima has misunderstood which door we were referring to – Colin has suggested that the door stop be fixed to the external of the back door towards the outside edge – please confirm you agree to this

Windows

(Opens along horizontal top hinge and) has severely bent mounting bracket so that after opening the window cannot now be closed.

Problem remains. Window has been closed (and bracket bent back a bit) but it is clear that when it is reopened the bracket will be bent again. Window needs refitting.  (Frame above window is split by screws sunk without prior drilling of guide holes.)

22/11 showed problem to Sarah who accepted bracket damaged due to window being wrongly fitted. Frame is split. Agreed that Kajima will try and fix and if mend doesn’t work new frame needs to be fitted

30/11 Sarah accepts still not fixed after attempted mend. She will contact original fitters to arrange for refitting

 

24/06: Thus, awaiting action on 4 and 37.  Two questions:

  1. Are Prism now going to visit to do item 4 only when the further glass required for 37 is available?
  2. Who has confirmed that Prism are the appropriate people to handle this problem?

Oct 08: Timer box was removed, now replaced and apparently working.  Boiler shows pressure of 1.6, and all seems fixed – but please confirm.

12/11: All no longer ‘seems fixed’. Current status is as follows:
1. I doubt the Honeywell box is for the lights.  If so, what time-controls the studio heating.
2. Boiler inoperative (even if one sets Honeywell box to ‘continuous’ or override – and there is no other timer to fiddle with).
3. There are two fused switches directly above the main studio fuse  box – left one is lit, but right one does not light even if the fuse in it is operational.  What does this switch/power line do??
4. A clue that the wiring may be wrong – I recently trip-checked the relay labeled ‘garden lights’ – the Honeywell box went blank, then relit – but at that point so did the boiler briefly fire up.  It then went off again and I could not repeat this.

 

22/11 we now understand but still waiting for neon light bulb to be replaced.  Also, countryside comment that this is for lights and remote door seems at odds with the current use of that switch as temporary way to turn of garden lights. Please explain.

Where do the garden lights turn on?
Surely not true – what then controls the boiler??  Further, even setting that timer to ‘continuous’ or pressing override has no effect.  (NB – boiler now not working – see separate item.)

22/11 assured Sarah that lights still not coming on when dark despite accurate programming. Sarah accepted this and will fix
21/12 temp repair made but still awaiting perm repair.  Timer currently inoperative, so lights must be left on all night.

14/1/07 Tenants report that temp repair now broken
04.03: Still not done despite numerous attempts including one full day and two half days. It needs new and revised parts.

24/6: Now there is a patch-up so that Tenants can manually turn lights on and off.  Apparently awaiting more robust brightness sensor to survive surge when timer cuts in/out. 

  1. Please confirm this is correct, and
  2. explain when this will be addressed.  Is it scheduled for July 9/10? 
  3. Also, what role do ‘bricks’ play?  Will building work be needed or was this for next door?
  4. note Tenant cannot account for about £200 of extra electricity during this quarter.  Will make contact separately after obtaining further data on normal usage.

– there are at the very least some missing guarantees
– no practical operation controls for various functions eg under-floor heating, security, smoke alrams.  Just manufacturer operation guides for (some) individual components.

Glass splashback behind hob now has a crack in it next to the TV socket. Looks as though someone tightened a screw too tight.

07-03-15 PM-SR: I was surprised this morning to receive a visit from Johnson & Johnson to measure the kitchen glass panels…  Martin received an e-mail yesterday asking for access to the property on April 4th for glass fitting, although I understand that in fact a second day is required for the mastic to be replaced.  For the moment, I have confirmed with Mr Green that we will be available

Completely unsatisfactory that on trying (as required by law) to get the fire corgi-approved as safe, we find our corgi specialist regards the fire as clearly unsafe and uncertifiable.

 

 

 

 

 

22/11 issue reopened after I phoned your independent corgi engineer who was not prepared to confirm that the fire met all requirements

1/12 your Corgi registered specialist also failed to pass fire. Engineer from Corgi visiting on Dec 8

21/12 extra vents added but now transpires that we have the wrong coals. Awaiting delivery of the right coals. Told by CP that were ordered Dec 12

24/6: Coals now in place, fire is certified, and works, but fan is so noisy it destroys the whole point.  Like having a restful fireside snooze in a car factory. This is a design fault.  We need a quieter extractor fan system.

20.11.06 – the fire has been installed and signed off by a corgi engineer, as per the certificate you have in your completion box and is required before NHBC will sign off property.  Since the inspection by your own engineer, we found that the data badge was fitted, and we also had it checked over by an independent corgi engineer who has confirmed that it meets all requirements therefore we recommend that you go back to your own engineer, we are not obliged to supply with another certificate.  I did speak with him to try and explain how you access test point but he did not want to discuss.

Improperly plumbed bath caused major leak down to first floor, with damage to plasterwork and cracks visible on ground and 1st floors

21/12 Plumbing problem fixed but:
1.  repairs to all plasterwork now necessary – this point taken up on new item 41 below.
2.  we are asking for a complete check of plumbing given this issue, a very similar issue identified under the kitchen sink (fault 23) and the improperly plumbed shower on the 1st floor (fault 2). 

24/6: We still want an independent examination.  As well as the above, tenant has reported defective 3F shower taps, and leaking overflow – both since fixed but further evidence of poor work.  Shower in studio not yet used.

07-03-11 PM-SR: You explain that ‘if the alarms go off you will need to check all the smoke alarms and those that still have a green light can be reset and the alarm with the red light indicates the battery needs to be changed’. In our experience, once the alarm has gone off, all the detectors have both green and flashing red lights, and we would now like to speak to the manufacturer directly to clear this matter up.

12/3: At SR direction, Tenants replace all batteries at cost of c £50 but without solving problem.

(1)  Still awaiting manufacturer contact details. 
(2) Asking now also for a proper manufacturer’s User Instruction Manual for the system.  (The kitchen unit is of an entirely different kind to the others, many units are missing the screws that should fix them in place and each unit had a different brand of battery inside, none of them brands we had heard of before.  All this suggests a worryingly haphazard installation and therefore, we would like to see some kind of official paperwork showing who made and installed the system)
(3)  When replacing all the batteries throughout the property, we noticed that many of the units did not have the paper gaskets deemed essential for correct working - we created some ourselves using existing ones as a template but need confirmation this is satisfactory.

24/6: Smoke alarms appear to be connected in series.  Surely should be in parallel for basic safety reasons.  Is this another dangerous defect like the (fire-hazard causing) down-lights, and uncertifiable gas fire?

4. there is bare copper visible at top of large wire entering conduit into cement floor.  Please confirm this is an Earth wire, and
5. electrical intake cable needs to be clipped in position.  Close to 1m of  length is unclipped, and
6. shouldn’t there be some kind of boxing around meters and mains wiring?

Heating

There is guidance from Countryside that it is vital the water to the underfloor heating not be too hot and that there is a control for this.  Where?  (Also for the Studio)

Not completed, because we don’t understand.  How do we maintain? Suppose we have a problem in future?  And what is the function of the small white dials close to boilers (e.g. for studio boiler, to left of boiler in angle of wall, at height of lower edge of boiler) – they appear to control some max temp on water out from boiler?

There is no control – was set when the underfloor heating was installed by plumbing manager.  Completed.

20.11.06 – temperature of the underfloor heating is controlled by a mixing valve which is part of the system when installed.  The valve is unable to achieve a temperature above 25 degrees – this was tested & checked when the underfloor heating system was installed

1. There are cracks in the grout between stone floor tiles, which need regrouting.

2. Evidence of earlier correction of leaks using silicon sealant, which has discoloured stones.  (Discolouration per se not a problem).  Please provide details of the problems.
